All our BillyOh wooden garden rooms are British made, as they are manufactured at our purpose-built site in Nottinghamshire and distributed throughout Great Britain. We manufacture them with weather-resistant tongue and groove cladding, and guarantee them for 10 years. Pressure treatment is also available at purchase, which lightens the maintenance requirements and increases your guarantee to 15 years.
Self Build Garden Room Kit
Each of the products on this page is delivered to you as parts, to be assembled at your property. We do not offer an assembly service, but fortunately the process is straightforward thanks to our clear instructions. All you will need are some basic DIY tools and one other helper.
Types of Outdoor Room
There are lots of uses for garden rooms, encompassing both work and pleasure. Here are some of the possibilities that an outdoor room opens up to you:
Garden living room
One of the most popular uses for a garden room is to have a living room connected to the outdoors. On a warm day, throw open the doors, sit back on a couch inside the building and enjoy the sights and smells of your garden while you watch the children play. Or, on a day with worse weather, close the doors and relax to the soothing patter of rain while you still enjoy the garden from your sheltered retreat. When using an outdoor room this way, you would be using it as a summer house.
Garden office
Whether you’re working from home, studying for education or focusing on your personal projects, a home office setup that is separated from the main house is one of the greatest investments you can make in your home. If your work is not desk-based, you can also turn these rooms into garden studios, salons, or any manner of customer-facing business place. For buildings tailored to this purpose, browse our selection of garden offices.
Garden gym
Our selection of garden gym rooms are perfect for storing your exercise equipment and keeping fit in a private environment close to the outdoors.
Garden man cave
Create the ultimate gent’s escape zone by kitting your garden room out with all your favourite man things. Whether that’s a pool table and a bar, a video gaming setup, a home cinema or a sports watching haven, a garden room is the best place to put it. That’s the dream, isn’t it, lads?
Woman cave
Even if you’d rather call it a she-shed or a lady lair, a garden room creates loads of possibilities for women, too. Whether you want to dedicate the space to flowers, fashion, art, reading, or something more high-tech, the only limit is your imagination.
Garden pub
Add a garden bar into your outdoor room to turn it into the perfect social or private food and drink destination at home. You could use any of these garden pub rooms, or even a purpose-built bar shed.
Year round garden rooms
However you plan to use your outdoor room, if you want to use it in both hot and cold months, you will have a more comfortable time if it is insulated. Our insulated garden rooms fulfil this purpose wonderfully.
Cheap garden rooms
Our garden rooms start from less than £800 and can be even cheaper during special offers. Make sure to consider the need for a base and pressure treatment as part of your budgeting.
Extra costs may be incurred by the need to add electricity or other utilities to your garden room. We have a useful blog on installing garden room electricity.
Garden room finance
In partnership with Novuna, we offer finance on all our garden rooms. To see a breakdown of how much you would be paying, check the finance section on the individual product page. And make sure you familiarise yourself with our full finance terms and conditions.
Do Garden Rooms Need Planning Permission?
Garden rooms do not need planning permission, as long as they meet these requirements to classify as a permitted development:
- The building must not be in the front of the property.
- Buildings must not take up more than 50% of the outdoor space (including earlier extensions).
- It must be within 2 metres of the property boundary.
- It must not exceed an eaves height of 2.5 metres (all our buildings are under this height).
There are more specifics and exceptions to the planning permission rules. To understand the full details, read our guide on planning permission for a garden room.
