The only way a shed's square footage affects your development rights is the 50% rule: all the added buildings on your property together mustn't cover more than half of your home's original outdoor space, otherwise you'll need planning permission. There's no maximum shed floor area under permitted development, but at 128 sq ft a 16x8 is one of our larger sheds, so on a typical plot that 50% figure is the one to check. The other conditions aren't size-related — the shed must sit behind the front of your house and stay within the height limits, including the 2.5m maximum if it's within 2 metres of a boundary. A 16x8 needs a long, fairly straight run of ground, so it often sits best along a boundary or down the side of a garden — a pent-roof model in particular tucks neatly against a fence or wall. Leave a gap of a foot or two around it for airflow and maintenance access, and check that the door is going to fit and open in an area with free and open movement around it. Measuring both the space and the access before you order saves surprises after assembly.
