Spray Treated

Treated with a beautiful golden brown spray treatment which colours and protects the wood during transit. Designed to last through shipping and assembly, we do recommend treating the wood after installation to protect and preserve it, as well as annual maintenance.

Pressure Treated

An effective way of keeping the wood long-lasting and increasing the longevity of your building. In a pressurised tank, chemical preservatives are forced deep into the wood’s fibres to resist rot or decay. Upgrading to Pressure Treated means the guarantee is extended from 10 to 15 years. Please note Pressure Treatment gives your wood a slightly green hue to begin with, but over time this will age and turn to a beautiful warm brown colour.

11mm Tongue and Groove

Our Standard flooring option which provides a durable, solid foundation and underfoot to the building. The 11mm option is ideal for less demanding and frequent usage, suitable for lighter intensity purposes like summer houses and other living spaces containing light furniture. The 11mm tongue and groove timber makes this a solid yet suitable, economical option.

19mm Tongue and Groove

1.7 times thicker than our standard 11mm flooring, our premium floor is the perfect choice for higher intensity usage. The construction uses thick 19mm Tongue and Groove timber, which gives you not only the strength, but better insulation against the cold weather. This specific floor is the perfect option if you’re planning on using the building as an everyday use office, gym or games room with heavy objects.

Mineral felt

Quick and easy to apply, Mineral felt is durable and protects the building against the elements. The mineral felt is also more durable than traditional sand felt, meaning that it does not need to be regularly replaced, making it a long term, cost effective option.

EPDM Roof Covering

EPDM is a rubber based polymer that is fast and easy to install. It is a great alternative to felt and other roofing solutions, It is resistant to ozone and UV radiation while still being weatherproof and less affected by temperature changes. This option provides a more durable covering for your building while giving a stylish black look to the roof.

Do you need high quality padlocks, paint, silicone and assembly kits?

Eco Base

An alternative to using a concrete base or slabs. A grid system made from recycled plastic which can be filled with gravel to create a sturdy base for your building.

Shelving is a great way of increasing the usable space in your building by giving you another storage level. Whether your building is for tools, gardening equipment or your own personal workshop shelving will help you keep a tidy, organised space. Depending on which option you choose, your shelving will cover one side, two sides or all around. Each shelf is 21cm deep and can be placed at any height.
Keep rainwater away from the walls with one of our guttering systems. Protect your building from harsh weather conditions and water damage with these great yet simple solutions. Single sided guttering is great for smaller buildings or upgrade to dual gutters for increased protection on larger buildings. Collect the rainwater and use it to water your garden as a cheap and more economical option.

The padlock is a 65mm long shackle which is a high quality security lock with brass finish. The steel hasp and staple is 169mm and is made from electro hardened galvanised steel. It is also supplied with recessed and concealed fittings.

The Silicon and Gun Set uses a silicone sealant which prevents mould and fungal growth and comes complete with a skeleton gun as standard. This product is ideal for sealing in the windows of your garden building!

This is a low cost, convenient solution, perfect if you don't already have your own tools. This kit includes: Hard point saw, Safety goggles, Paint brush, Pocket level, Claw hammer, Rigger gloves.

This unique hasp & staple type shield offers a high level of security by reducing the exposed area of a padlock to the bare minimum. Specifically designed to prevent unwanted entry being gained to sheds, garages & workshops by protecting against break-ins.

What is the difference between Spray Treated and Pressure Treated?

Spray Treated: Our sheds and summerhouses get a beautiful golden brown spray treatment before leaving the factory in order to preserve the quality of the wood up until the delivery. As this only lasts through the transit stage, we do advise treating the wood after installation to protect and preserve it, as well as annual maintenance.

Pressure Treated: For an extra level of protection, you can opt for a pressure treated building which is an effective way of keeping the wood long lasting. This is an extra step in the manufacturing process where the wood is treated in a pressurised tank. Chemical preservatives are forced deep into the wood’s fibres to resist rot, decay and termites. When you upgrade to Pressure Treatment, the guarantee is extended from 10 to 15 years.

What are the flooring and roofing options?

With the Tessa an 11mm tongue and groove floor and roof is included.

Roof:

11mm: Our standard roof option, this interlocking roof provides a reliable covering for any building. The Tongue and Groove not only gives your building a stronger roof but also a premium look and feel.

What size base does this building need?

All garden buildings should be assembled on a firm and level base. A base will ensure your building has a solid, long-lasting and well-drained foundation.

If you want to build your own base, from a sturdy material such as concrete or flagstones, you can find minimum dimensions for each size of this building in the tech specs. In order to protect your building from moisture, you should leave a 2ft gap around the exterior of your building, so remember to take this into consideration when laying any sort of base.

Our robust and simple to use EcoBase provides you with a firm, long-lasting foundation with suitable drainage for your garden building. It is quick and easy to install through the use of snap connectors that link the grids to each other.

How easy is this building to assemble?

We do not offer an installation service on any of our buildings, as they are designed to be easy and simple to assemble. Using the digital assembly instructions included in your order confirmation and with a team of at least 2 people, the handy pre assembled panels mean you will have your BillyOh building up in no time!

How long does it take to assemble this building?

We do not offer an installation service on any of our buildings, our buildings are designed & made to be easy and simple to assemble. Using the assembly instruction included and with a team of just 2 people and a bit of DIY knowledge you can expect to have your BillyOh building up within a day, or as little as 3-4 hours with some of our smaller buildings.

How is the building delivered?

Our sheds and summerhouse are delivered in easy to assemble panels. For your convenience the panels are no wider than 4ft so they can be easily maneuverable and fit through a standard doorway. Glazing and any additional wood is delivered in separate, clearly labeled packages.

This cladding style gives the Tessa a tight seal against water ingress in even harsh weather conditions. The Tessa also comes with a range of colour options available to purchase.


Apex Roof Style


A tongue and groove apex summerhouse offers more than suitable drainage with its sloping roof panels. Long, styrene glazed windows also help you maximise on natural light whilst providing a safe and well-insulated solution.


Pressure Treatment


Opting for pressure timber treatment will protect your building from moisture and offer an extra level of protection. Your Tessa summerhouse will be delivered with golden brown spray treatment otherwise and we advise on further treatment of the wood after installation.


Whereas, with optional pressure treatment you can get not only a high-quality decorative finish but a guarantee against rot with maximum weather protection. Then, simply erect your Tessa summerhouse on a concrete base or other raised, level base to protect your summerhouse against groundwater and rising damp.

The Tessa comes with various roofing options upon purchase, but premium green mineral roof felt is supplied as standard to offer a reliable covering. Plus, with a ridge height of 2.47m (8ft1), your Tessa summerhouse falls within the height allowed as 'permitted development' (without planning permission).


Double doors


Double doors and  single glazing windows help this garden building to maximise natural light and good airflow in the safest way possible.


Assembly Service


We don't offer an installation service on our BillyOh buildings as they all come with comprehensive assembly instructions. You and a friend can have your Tessa up on a sturdy and level base in just a matter of hours.

Like the ridge, the eaves height of this summer house fall under the purview of 'permitted development'. The Tessa also comes with a 10-year guarantee protecting this building against rot, insect infestation, and decay.

We’re using it as an additional living room/home office and it’s allowed us to get some quiet time away from the house and kids! It gives us more space, especially when we’re home working permanently now. We’ve painted, insulated and plastered the areas we could for all year round use.
Our favourite thing is the windows to let us view all around the garden and see the seasons whatever the weather We needed a good head height due to a 6ft 4" Fiance! We had to alter some of the struts but it’s now tall enough for him to stand up in.
It was a good experience. Just remember to plan out how you want to use the area and don't overfill your space. Choose neutral colours and try to bring the outside in with lots of greenery and cosy blankets for snuggling.
