As long as you’re not planning to use your summer house as a permanent residence then it should fall under ‘permitted development’, meaning that you shouldn’t require planning permission. This is also on the basis that your summer house is:
- Not built further forward than the front wall of your house.
- Single storey.
- Built with a max eaves height no greater than 2.5m (with an overall height of 4m for a dual-pitched roof).
- Not larger than 50% of your garden.

Our 8 x 8 summer houses are perfect for medium to larger gardens and families who want a usable space or ample storage space but who don’t quite have enough room for a 10 x 8 summerhouse.
For any garden building, your base options include a concrete slab or pavers, timber subfloor, or a combination of gravel and a foundation base. We never recommend building directly onto ground or an unlevel site.
For example, our robust and simple to use EcoBase provides you with a firm, long-lasting foundation with suitable drainage for your garden building. It is quick and easy to install through the use of snap connectors that link the grids to each other.
