Even a 12 x 10 summerhouse should fall under what we call ‘permitted development’ and shouldn’t need planning permission, so long as:
- You don’t intend to use it for permanent residential use.
- It isn’t built past the face of your house’s front wall.
- It isn’t higher than 4m (for a dual-pitched roof).
- It doesn’t exceed a maximum eaves height of 2.5m (if within 2m of a boundary).
- It doesn’t take up more than 50% of your garden.
However, these rules may vary slightly depending on where you live. So we suggest that you always check with your local council first. For more information, check out our quick guide to planning permission.
Our BillyOh 12 x 10 summerhouses (and all models) come with fast and free delivery to most of mainland UK. Made from pre-cut and ready-to-assemble tongue and groove panels, you and a friend simply need to follow the instructions provided with your order and (with some basic tools) you can have your 12 x 10 summer house up in no time!
We might be biased, but we’d like to think that the team of expert craftsmen who build our BillyOh summer houses from our high-quality European sourced timber put us in the lead. With sturdy, long-lasting, and weather-resistant tongue and groove cladding, our 12 x 10 summer houses are also protected against the elements. We think that, combined with the styles, size options, and customisable features on our summerhouses, you’ll agree that a BillyOh summerhouse is a solid investment in your future.
This depends on what you intend to use your summer house for. For example, a 12 x 10 summer house is one of our lager models and is more than adequate for fitting furniture into if you want to create a:
- Reading nook.
- Movie room.
- Extra lounge room.
- Home office.
- Garden gym.
One piece of advice we give parents when buying playhouses is to mark out the proposed area in their garden with string lines. First, see what available space you have in the garden and then try to figure out what you want or need to fit in the space and find a balance. A 12 x 10 summerhouse would be perfect for a garden room with enough space to socialise in.
