Even a 12 x 10 summerhouse should fall under what we call ‘permitted development’ and shouldn’t need planning permission, so long as:
- You don’t intend to use it for permanent residential use.
- It isn’t built past the face of your house’s front wall.
- It isn’t higher than 4m (for a dual-pitched roof).
- It doesn’t exceed a maximum eaves height of 2.5m (if within 2m of a boundary).
- It doesn’t take up more than 50% of your garden.
