Full Self-assembly instructions are supplied with your order along with all the required fixtures and fittings.Treatment
To help during construction and transport to you the building has been pre-treated with a dipped, base coat, timber preservative treatment. To comply with the guarantee and finish the building in style, we recommend that a further treatment is carried out following construction, and thereafter on an annual basis, to prolong its life.
Always ensure that whenever the playhouse is in use that it is whilst under adult supervision

The majority of buildings come with a factory pre-treated base coat which is fungal and weather resistant.
Due to the pre-panel construction, assembly time compared to interlocking buildings of the same size is relatively quick and straight forward.
Panel Buildings come with either Solid Sheet or pre-assembled Tongue & Groove floors. Tongue & Groove floors are more heavy duty and of a premium quality.
Majority of Panel Buildings come complete with roofing felt at no extra charge.
All buildings come with screws, glazing (where applicable) and ironmongery required for assembly
Each building comes with stage by stage instructions, with individual part identification.

Mad Dash Peardrop Xtra Playhouse features
Second internal level with ladder
Let your child’s imagination run wild with the second internal level and ladder, which can also double up as a small storage area when the playhouse is not being used.
Georgian windows + window boxes
4 georgian style windows included as standard including 2 window boxes. The window design mimmicks the traditional georgian style perfectly whilst the fixed shutter features compliment the front fascia.
Magnetic door fastener
The door comes complete with a magnetic door fastener to ensure that the door is safe and secure when closed but can be easily opened by a child when required.
Verandah
The Mad Dash Peardrop Xtra Playhouse has a superb extended verandah feature giving the playhouse greater character. Additionally there are window boxes so that you can let children embellish and personalise the playhouse.
Floor
In contrast to some plastic playhouses all of the Mad Dash Playhouses have a solid sheet floor and bearers. Our floors are strong and robust and will withstand the amount of use associated with a child at play.
Styrene Glazing
The Mad Dash Playhouse range utilise Styrene for the window glazing, which is strong, safe and much more appropriate than glass for a childs play area.

Great play house my daughter was very pleased and so was I. The play house was easy to assemble and I believe will bring hours of fun. Thanks you for the speedy service.
At first we were unhappy with our purchase as some of the parts were not delivered. However, following a telephone conversation with a friendly and helpful member of your team the missing parts were delivered the following day. It took 3 people two evenings to build the playhouse under the watchful eye of our 3 year old daughter. The instructions were comprehensive. We then treated the wood and over the next 3 weeks painted the house, laid carpet and added curtains and flowers to the window boxes. The playhouse is now an extension to our house. Our daughter and her friends love it. It is well made, decent quality and looks fabulous. When researching which playhouse to buy I looked at lots of websites and finally decided on this one based on reviews. I would recommend this playhouse and this company - value for money - excellent, customer service/delivery - excellent. Photo to follow.

10 Year Anti-Rot Guarantee
Terms of Guarantee
Standard/Dip-treated products carry a 10 year guarantee against rot. (Please note this does not include the BillyOh Log cabins, individual guarantee applies (see log cabin product page for details))
Anti-rot protection guards against fungal decay and insect attack. The guarantee does not cover movement, warping or splitting of timber products over time.
Any warranty offered is only valid for goods within the United Kingdom.
All products sold are for domestic use only unless otherwise stated in the description and/or product pages.
This warranty applies to products purchased after January 2008, please note products purchased before this date carry a standard 1 year warranty on all parts.
Validity of Guarantee
- The product build instructions which are supplied with each building should be adhered to comply with the conditions of the guarantee.
- If any part of pre-treated timber is cut, notched or drilled then an approved cut-end treatment should be applied to comply with the conditions of the guarantee.
- A suitable timber treatment should be applied at the time of first build and then applied every 12 months to maintain the appearance of the timber and to comply with the conditions of the guarantee. The application and/or mixing guidelines provided by the manufacturer of the timber treatment should be followed.
The guarantee is invalid if:
- If the building has been customised or modified in any way.
- The person claiming is not the original purchaser of the building.
- The building has not been treated annually or as per the treatment manufacturers.
- The building has not been erected on a solid / concrete base or placed on pressure treated bearers.
- The building has not been erected, fitted or installed correctly.
- The building is or has been touching any external wall which can allow moisture to penetrate the timber.
General Information
Wood is a natural product and susceptible to changes in the external environment. Extremes of temperature or weather conditions will cause a reaction in the timber. Sawn timber and machine-rounded items in particular, may split. This will not affect the structural strength of the wood or the product guarantee.
